Market Overview – May in Review
Spring is definitely here now, and you can feel the market continuing to wake up with it.
Last month we talked about how buyers were starting to lose a little of that extra “wait and see” time they had earlier this year, and May really felt like confirmation of that.
People are still being careful with their decisions. They’re still comparing homes, thinking through payments, looking at different areas… all the normal things. But when a home feels right, especially if it’s priced well and shows well, it’s moving a lot quicker than it was a few months ago.

We saw 59 homes sold in May and 72 homes leased around Hutto. Even though those numbers are a little lower than last year, the market itself feels more active. There’s more movement happening, and you can feel it when you’re out showing homes.
We’ve seen buyers miss out recently because they wanted one more day to think about it. Same thing with rentals. They liked the home, wanted to circle back later, and somebody else grabbed it first.
Earlier this year, there was a little more room for that. Right now, not quite as much.
Homes averaged about 35 days on market in May, which is definitely faster than where we started the year. Rentals are moving pretty quickly too, averaging around 32 days.
Most of the activity is still sitting in that $300k-$400k range. That seems to be where buyers are finding the best mix of affordability, space, and location right now.
At the same time, pricing has stayed fairly steady. Median sales price in May came in around $343,000, which is giving buyers a little breathing room compared to the really aggressive pricing we saw at the peak of the market.
On the rental side, lease prices averaged around $2,100, and we’re still seeing a lot of people gravitate toward homes that feel clean, updated, and move in ready from the start.
For Sellers:
The homes standing out right now are the ones that feel ready before buyers even walk through the door. Pricing matters. Presentation matters. Buyers are paying attention to value more than ever.
For Buyers:
There’s still opportunity out there, and honestly, this is still a much healthier market than what we experienced a few years ago. You still have room to negotiate and time to think things through. But if a home really checks the boxes, it’s probably worth taking seriously sooner rather than later.
Overall, the market feels more balanced heading into summer, just with a little more momentum behind it now. The people having the smoothest experience lately are usually the ones who are prepared before the right home shows up.
