Market Overview – January in Review

As we move into 2026, the Hutto housing market is continuing to recalibrate after several years of rapid change.


Compared to this time last year, the number of home sales is down, and median home prices have softened, trends that are consistent with what we’re seeing across Williamson County as a whole. At the same time, median days on market have improved to around 40 days, meaning homes are still moving at a relatively steady pace.

In practical terms, this points to a market that is slower, but more balanced. Buyers are taking more time to make decisions, and sellers are adjusting expectations to meet today’s conditions. While activity has cooled, the pace feels more sustainable and predictable than in recent years.

Rental Market Snapshot

The rental market tells a slightly different story. Leasing activity is up compared to last year, even as median lease prices have decreased. At the same time, rental listings are taking longer to lease, with days on market increasing.

This suggests that renters currently have more options and flexibility, while property owners are experiencing a more competitive environment. One notable shift is that average monthly rent is now closer to what many would expect to pay on a mortgage for a typical starter home, which has many residents rethinking their long-term housing goals.
